Duration 30 - 90 Days
Searching for a home can be as short at one weekend and can go on for months. Your budget will determine the location. Once a location is selected, buyers must ask themselves what their “needs” are vs. “their” wants in a home. Thats when the journey begins!
Duration 1-3 Days
Once you place your offer, the seller will accept your offer as it’s been written, or both parties will negotiate specifics to include in the agreement prior to acceptance.
Duration 10-14 Days
Once your offer is accepted, your are on the clock. Within the next 10 - 14 days, you’ll complete a home inspection, review any legal and financial documents (“condo docs” if you’re purchasing a condominium), and speak with your attorney about the purchase contact (P&S).
Duration 30 - 35 Days
Once the purchase contact (P&S) is signed by both you and the seller, you can start the mortgage application process. Up to this point, your lender has completed a pre-evaluation of your personal and financial documents. Now, the lender’s underwriter will complete a FULL evaluation of your personal documents, financial documents, and information about the property your purchasing.
Duration 1 Day
The BIG day! Ownership of the property will be transferred to you. At the closing, you will sign off on all the work that you and your team members have completed. This is inclusive of, but not limited to, your realtor, lender, attorney. In addition, the seller will sign off on all work that their team has completed. Then, the house is yours!
